Project in question.
It was intended as a 1 year refresh on a 4,000 sqft home. Classic 1974 redwood inside and out. Very cool features throughout, Some areas 20' ceilings.
New kitchen, new primary bath, [not allowed to use the word "master"], replace door and window casing, replace base board, replace all door hinges and hardware, new floors though out and complete interior paint and stain through out.

Additional findings:
-Numerous exterior sliding glass doors and swinging doors had inferior installation with threshold leaks. Remove and reinstall correctly.
-3,000 sq ft of redwood T&G ceiling had to be removed and replace with new due to mold. Due to improper insulation install, install new spay foam insulation.
-due to originally pour lighting it was determined to add significant amount of new lighting and switching.
-due to new electrical for lighting all drywall walls needed patching and resurfacing.
-exterior trellis exposed ornamental architectural 30' long glue lam beam with 4x8 rafters 20' high over a court no roof. ALL completely rotted and disintegrating. Replace per original detailing.

It added 4 plus months of work to the project.

Due to heath concerns for the customer it was imperative to complete the project on the original specified timetable plus a week.

Due to the fact that I like my customer and have always met my obligations I stepped up to the plate.
Piece of cake , 1 year and 1 week.
Clients are ecstatic.
