In the other BC (Baja) I'm told that property taxes aren't collected until the building is finished. As such "Unfinished" is the dominant architectural style. My maternal GP's visited Eastern Canada in the late 90's and from what they could tell there must have been a similar law in place.

Those Mini's do OK pushing around that much gravel?
I'd been told that another reason for the fabric was so that weeds are less likely to grow up thru the gravel.

It helps keep weeds out but most importantly it saves gravel.

The sand blown in around the gravel is all it takes to propagate weeds around here. . . . 😒

Finished grading gravel. 2 loads went way further than I though. Thank God I had more road fabric.

After gravel I dug a trench to the back to lots on Cloudcap and ran waterline to both lots.

How deep do you have to bury the water lines up there?
 
I wondered, too.

Going to guess that being 3' down it isn't the runs that are the problem, but the risers that will freeze. And I'm betting Mr. Murphy won't let you simply drain the risers......

I’ve installed 3 frostproof hydrants at the property. They’re getting more expensive…

My cost was about $35 now it’s pushing $80!
These have a rod that goes down to a seat with weep hole. You lift the handle and the hole gets blocked and water flows from the top. Then shut off and it shuts the water off and water in the standpipe drains out the hole. These frostproof vary in length depending on your location. In Alaska they can be 6-8’ long due to the perma frost.

Yeah international manufacturing, global supply chains getting out and in closed and overcrowded ports really effing sucks right now... GRUMBLEGRUMBLE!!!
I still have much covet for ya'll who have various storeS and choice for places to go where those stores have choice of products too... ;) 🤣

It'll take some time, but the pendulum will swing back.. I keep thinking about how good we had it in the 90s LOL back when times were simpler 🙃

Yesterday I charged the 3 lines to pressure test before backfilling. I set my Grundfos CU-301 pump controller for 70 PSI. Once the lines filled and stabilized the pump shutoff at 72 PSI.

Backfilled the trench and rechecked the pressure and still holding at 72 PSI.

Restocked the campfire pit and got ready for dinner solo and tired.

Woke up to some snow falling this morning as I was loading up to head “home”… this was feeling like home but without the family.

Yeah
My neighbor Justin’s place. He’s got a pretty nice setup there. They were super bummer when I bought my first lot. They were going to buy it. They drug their feet too long.

In the area there are about 1/4 of the lots that are full time residents.
Walter a Swiss Mtn man lives full time and he plows the road. Winter is his favorite season.
