If you're having trouble selling your house, try lowering your price! I've seen homes and trailers listed for sale here in Sylva, Whittier, and Bryson City for YEARS! Some of you keep posting the same house every week, with the same price, for months and years. It is too much! That's why nobody is buying it! Sometimes, it is priced double or triple what it is worth! I just saw a couple of shacks for sale that should seriously be torn down. Clean up your giant plies of trash everywhere!
And SHAME ON YOU, REALTORS, for thinking you can get away with overpricing houses! You deserve to go out of business for listing homes for such high prices. I know some of you are caught in the middle of clueless sellers who think their shack is a castle, but still...realtors should be the voice of reason.
Just because the county assesses your tax value at a certain rate means nothing. All that means is that YOU DROPPED THE BALL and have not bothered to contacted the county to have your tax assessment lowered to the current market value, and YOU are overpaying on your taxes. That does not determine the value of your house IN THE CURRENT MARKET. The county will continue to assess your tax value at a high price so you will continue to pay more taxes than you should in the current market, thus generating more money to the county. This tax value means nothing to the current fair market value of your house. Your house's value is determined only by the market, and if nobody will buy it at that price, it ain't worth that price no matter what the county tax assessor types in his computer!
"FAIR MARKET VALUE" means the price similar homes in your area are SELLING for. Just because most of the houses in Jackson County are LISTED for sky-high prices does not mean they are SELLING for those prices.
Your ancient furniture does NOT increase the value of your house. We who have it together enough to buy a house already have our own furniture, from this decade.
Your house should be no more than $100/square foot, IF and only IF it is in good condition.
Your price/sq ft should be even less if your house has any of the following:
1970's wood paneling, (and you know it does!)
Scary death road to your house
No central HVAC--sorry, your baseboard heat and your 40 year old window AC do not count!
Gross old carpet
A neighbor with a million huntin' hounds tied up and barking all night
Steep cliff for a yard or you have no yard--5 acres isn't worth much if they're vertical acres.
Your house faces a trailer park, or a landfill, or the sewage treatment plant on River Rd, or any other ugly stinky loud mess
DIY repairs that are poorly done
A bath tub, toilet, or sink that is any color besides white, including but not limited to avocado green, gold, brown, mauve, or blue
Kitchen cabinets that your uncle made
If you disagree with any of this, I strongly urge you to browse the listings throughout the rest of WNC--prices are not that high! If you are still under the impression that rich professors from WCU or rich people from Atlanta will come here and buy your house for more than it's worth, let me tell you, most people are not that rich, and people moving here from elsewhere know what fair market value is! If I can buy a 4 bedroom, 2 bath house that's 5 years old elsewhere for $150k, why would I buy your 1970's cabin with no hvac for the same price? Lower your prices! The market changed years ago!
