Kinda late so not sure if this helps at all, but my garage (attached) is about 30x40 and I went with a Frederichs 18k BTU unit. It can be about 85 in there and after an hour or so it's significantly cooler. 2-3 hours it will be in the 70's and low humidity.
Retailed about $700 I think and got it from a wholesaler friend for $515. More important to me than my heat in the garage.
