Here are some pics of the back side of my house where if you came here for the Hamon my deck used to be.

From what i can see / tell one of the PO's tore down the original deck that was attached to the house . He then put bricks in where the deck had been attached and then somewhat put mortar in there also. The bricks where not even put back in close to right. And then we find out it was not even sealed up at all after we see alot of water leaking into the basement from around there.

So i tore the deck down in about 1 hour, as i was really ticked off.

Now tomorrow we have a local cement company rep coming out to tell us if they can put a ledge there about a foot wide and attach it to the house / bricks already there and also build a 12x22 cement deck, which will be eventually covered by a new roof we will get done.

So, Today another AC company came out. The third one we have paid to look at this system and fix it / tell us what is wrong. The house has never been able to cool down at all. They have added diverters and then taken them back out. People hooked up their guages but never said anything.

Well the guy today was old school and hooked up his guages and low and behold we added 4 lbs of freon.

The system only takes 6 lbs. No leaks we could find either. Had there been a leak in that 1.5 year time we had been here it would of all been gone by now and shut down / burnt up.

So, we will see here.
 
Isn't owning a home fun? Our ac system must have a oscalating fan running otherwise condinsation builds up and leaks through the ceiling into the master bath! And my house is only 3 years old! Got love it!
 
If there is one thing i have learned in the purchase / owning of this house, which is less than 20 yrs old mind you. Is this.

Besides just having a home inspector come out i would also recomend having a plumber, electrical, and Hvac, and possibly one in the know of construction. The home inspector only knows what he is taught somewhere ( i guess in a school ).

As I have found out in Fayettenam that there were alot of shortcuts with most homes to include mine and previous owners like to half ass alot of their "improvements" my wife and I spent a long time fixing things or ripping out things the po put in they had a lot of good ideas but not very good at the application process.
 
And the drama goes on.

Wife took shower yesterday morning before going to this get together and afterward i was walking down hallway and stepped in water coming up from the floor.

Went underneath house and was water dripping everywhere. Shut off water and called plumber. Plumber finally got back with use and was finally able to come out this morning.

Plumber looks at this and that and could not figure it out. I went back under house and noticed more water dripping by the kitchen sink, so went back up there and we figured out it was coming from in the wall behind the sink.

We now have Showcase Restoration coming out at 1300 hrs to tear down the walls and kitchen stuff to get all the wet boards / subfloor out and put fans down below.

This house is going to get me yet.

Eric, Thinking here about 2 options right now.

1) Have the following people come out and redo everything; Plumber, electrician, HVAC. And i mean everything.

2) Or go the wait about 2 years to save enough funds to just drop the house and build another one for about 100,000 .

Anyone have any good input / ideas.
 
for the most part the lines are good, it's the fittings where they are crimped on that causes the problems. some say it's the floride in the water others say the destortion from the bands that cause the joints to fail. after a several water leaks in my last house i got turned on to the newer fittings (lowes has them they are a "push-on" compression like fitting) that are not crimpped and ended up replaceing all the crimped fittings with the new style, I never had anymore issues. If you are serious about replaceing them and don't mind doing the work i can come down and help you with it. once you get started it's not that hard. you will most likley have to do a little bit of drywall work to get to all of them but, it's not that bad. keep in mind i am not licenesed plumber but i have done more them my share of plumbing work.

it's not the cheapest stuff out there but for 300-400 dollars in fittings and a days work you should be able to knock most of it out.
 
that's not too bad, i would make sure that the new lines were routed and secured so they do not dangle within in the wall which could cause the lines to vibarate/rub againist the wall or some other solid surface which might result in another leak. it would also be a good time to think about Insulating the exposed water lines under the house to add some protection from freezing and help keep the heat in the hot lines during winter.
 
Eric, This was just for an idea of what it would cost to do this house. I will be getting the best stuff out there with the least amout of connectors and properly fastened to everything in the walls and under the house.

And i actually last year did put insulation on most of my lines under the house. For some reason it just sounded the the right thing to do.

That's not PEX that's Polybutylene. PEX is a great product.

Darin if there is one glimmer of good about the plumbing is at least they didn't use the poly unions. Those were the worst. If the poly is secured correctly it can last a very long time. The biggest issues are where it meets valves and transitions.


Sorry about all your issues. Wish I lived closer. I usually carry a jug of freon in the cruiser during the summer months.

That deck wall is all screwed up. WTF were they thinking.
