2001 LX470 -- Leaking Boot

First post here. Purchased a non-mav 2001 LX with 98,500 miles on it (verified by Lexus Owners and CarFax) last year. I immediately had full timing belt service performed then baselined all fluids. Interior is a 9/10. Really happy with the vehicle.

During recent oil change noticed leaking inner boot on front right side. Outer boot is bone dry. Power steering fluid was low, so I replaced two weeks ago and the level has remained the same.

Do I need to replace inner boot. The whole axle? Would appreciate any recs. Thanks!

Did you replace the power steering fluid?
It's a good idea to do that every 50,000 miles or so, it takes Dexron III.
Valvoline MaxLife will help with small leaks.
Judging by that picture, I would change the power steering fluid and keep on trucking.
Check the power steering level everytime you check the oil and worry about it when it becomes a problem, like you have to add power steering fluid more than gas.
I do not see whats in your picture as a problem.

Yes, I just replaced PS fluid 2 weeks ago. Level is still same as in picture. Appreciate your help!
 
Your CV axle looks fine. I wouldn't worry at all.
 
Your shock looks a little oily (leaky). Have you flush your AHC and check the system: Definitive list of AHC maintenance items

You need to find the leak in power steering system. If your lucky it's the hoses going into/out of the reservoir. A plugged reservoir screen can add to leak issues. FWIW: Steering Flush & Cleaning

Take more pictures of any oil spots/area, then clean everything with a de-greaser. Then watch carefully for leaks to reappear.
