Water leak from rear gate seal

I recently discovered that the carpet in the cargo area was wet. After removing the carpet I discovered that the lead was coming from the rear gate rubber seal. When I pulled back the rubber seal, I found water in the channel that interfaces with the metal protrusion from the body. The water leak is not from the outer portion of the rubber that interfaces with the rear gate. Inside this channel I also found an oily substance which I presume is used to keep the rubber seal on the car and to also prevent water from leaking into the channel, but I'm not entirely sure.

I'm wonder if others have experienced this issue before and whether replacing the seal will solve the problem. I also wanted to know if the greasy substance is included with the rubber seal or whether that could be purchased separately.

I had 2 leaks in my cargo bay when I first snagged my GX a few years ago.

1) water seeping from the passenger quarter window. Replaced the exterior window trim piece and fixed this leak. Water was pooling behind the wheel well. With all the trim off, you could see the water running from the window down inside the car.

2) from the rear cargo door seal. In my case, this wasn’t actually due to the seal being bad. Rather, the PO had a Lexus dealer install a satellite radio receiver, and they ran the cable under the door seal up by the roof, then down along the seal and into the cargo area under the carpet. By running the cable under the seal at the roof, water was able to get under the seal and run along the satellite radio cable into the cargo bay. I yanked the cable out and put in a new cargo seal. No leaks since then.
 
I have a leak in the door as well, I believe it is coming from the top brake light housing in the middle of the door
 
So I’ve got a leak like the OP, daughter video’d it got me last night. It’s coming from the top down and rolling around the lip and flossing into the cargo area.
