Would open the transmission as well. The non synchro first gear can take a beating over the years. Buying a three speed transfer case manual shifting 4WD wouldn't be worth unless running a three speed with it. Unless you're selling for what just what the transfer case itself is worth. Then condition of the transmission doesn't matter.

I once bought a three speed and transfer case for $100 from a wrecking yard. Got it home and the transmission was rusted up inside. Transfer was fine, so was the PTO bolted to it which is why I bought the setup anyway.
