With commercial real estate likely to be getting pinched severely, there may be an opportunity to find an industrial space that would be good for a non-permanent low-lift for working on trucks at a low price. Thinking like airpark space with garage bays. Would be interesting to see if a group of people could come together to rent a small space for this purpose to defray the cost and use an app to schedule time. Always thought about doing something like this but getting the right kinds of people to participate (collaborative, conscientious, responsible etc) has always been the limiting factor. It seems like the LC community would be a good pool to work from, although I'm guessing many already have a decent garage to work in.

I'd be game for this. Don't have a garage, so do all of my work in the driveway while getting beat to death by the sun and heat...

what, is my side yard not good enough for you?

I have been contemplating a scissor lift... or a 4point and chopping the tops off.

If you are interested in pursuing this, I would be happy to assist with locating space options and negotiating lease terms. I am a Principal at Cresa, the world's largest commercial real estate firm focused solely on representing occupiers of office and industrial space in lease and purchase scenarios. As "tenant rep" brokers, our commissions are paid by building Landlords so our services don't cost our clients anything.

The commercial office space market has definitely shifted in the tenant's favor, but the industrial/flex product market has not experienced the same level of shift. With that said, there are still deals to be found.

Feel free to reach out, should you wish to discuss further. You can email me at bclarke@cresa.com or call me at 602-770-3464. You can check out my attached bio (or at Brandon Clarke) and get more info on Cresa at www.cresa.com

I have a 2013 LC 200 that I have added Icon suspension, Rock Warriors, BFGs and some other mods to over the last 3 or 4 years.

Thanks,

Brandon Clarke

Thank you Brandon,

I hope we get some traction on this. But now you have to post some pics of your rig. :)

Here are a couple pics. Running boards are now off, some ditch lights and some Bud Built and Trail Tailor armor are now on. Just changed all interior light builds, license plate lights and reverse lights to LED. Quick/easy and cheap upgrade that makes a big difference. Bud Built rock sliders are in my garage... awaiting cooler weather for install :)

So for real, How large of a space would we be considering? Just enough space for one cruiser at a time, or 2-4 at a time?

Well that all depends on how deep peoples pockets are. I was doing some modeling where "members" for lack of a better term are paying ~$1500/year, with a $1000 initiation fee. If we got 10 "members", that would put $10,000 towards setup costs (Lift, Air Compressor, etc) and $15,000/year for rent/utilities. Maybe make half of the initiation fee transferrable after the first year like if you found someone that wanted to buy you out, they would pay $1000, $500 of which would go back to the exiting party. I haven't found a good way to make this flexible or cheap without expanding it to 20-30 people which dilutes the available garage time. If someone has an idea of how to do this cheaper, I'm all ears.

Add a bar and grill, call the place "Wrenchers", franchise it, and get rich ;)

As long as no one is doing any long term projects, and people are hanging out to help wrench I don't know that dilution is such a problem. 1500 a year is 125 a month. Hell I spend that on energy drinks every month. I have a lot of tools that only get used once a year anyway and just become tripping hazards the other 364 days. I was contemplating getting a storage unit anyways which is about the same price per month. I'd be down for this.

Then parlay it into a reality show, TV money, sponsors, you get the drift.....

How about this?

Didn’t know that existed. Mixed reviews but the majority are good, and $15/hr seems like a great deal.
