Interesting thoughts on all this. Will be fun to see how it all plays out. Hot Springs is a very dynamic town to live in for sure, and most residents are unaware of HSORVP or Millcreek Road existence.

If Bossman were closer to retirement, he'd for sure be an excellent replacement for ALL of current management if the new owner(s) were so inclined to shake it up

Nice of you to say but making a business out of it is one surefire way to f-up a perfectly good hobby. That whole “do what you love and you’ll never work a day in your life” thing is total bull**** IMHO. When retirement comes I’d like to get more involved again but that is still a few years away,
 
Should be interesting to see where this all goes. Wasn't aware that there was a bypass coming thru. Hope the park survives regardless of who owns it. HSORV sure is an easy place to host an event and the Management usually works well with CLC.

If this was in the Lakeside school district they’d be asking about 12-15 mil and some doctors would get in a bidding war and drive the price up. I look for land in AR ALL the time. To find ANY Desired land under 3k an acre is rare. It might sell and never be an offroad park again.

Only group that has the cash, the clout and the need for this land is CottonLand

Just curious... i know it's a long way off and there are a lot of unknown variables involved, but IF the park were to close as a result of the sale, where would CLC host the SCC event?

We had the same discussion about where to host the Razorback Ramble. The announcement that the park was for sale on Friday of the Ramble made for lots of interesting conversations.

The way the ad is worded, it sounds like it ain't selling unless the buyer is keeping it an off road park. My worry is how long does the new owner contractually have to keep it an off road park? What happens if the new owner wants out a year from now and shops the land for timber or residential development with that bypass coming a few football fields away? It's not in a housing boom part of town, but it might be once the bypass is complete.

That bypass is years from now though, so hopefully we (the users of the park) have nothing to worry about except how Knox has to manage the park under new ownership.
 
That bypass originally was not going to have exits. It’s whole purpose is to get boomers from the village to the hospitals in H S. Well that’s my interpretation. Jordon knows the details. I’m a short timer. Already planning my exit.
 
Well they bought it bcz Weyerhaeuser was threatening to cut off access to “Jeep trails”. But who’d buy it with that restriction?
 
Porter Lane Off Road

Porter Lane closed years ago. Was owned by the Porters’s obviously which also own Ranco Transmission. Was closed due to neighbors constantly complaining.
 
You don’t honestly think the owners would give a rats ass if the buyers wanted to keep it a park or not.......do you?

Yeah...zero chance that sort of contingency makes it into any deal much less through purchase.
