What are going rental rates for commercial property zoned light industrial (specifically, for a garage)? I know it depends on where you are, but I'm looking for rent in locations. What is it in Steele Creek? North of 85? West Charlotte industrial? etc.

You're looking for just a garage like a repair shop property?
 
Yeah, I'm telling myself I'm going to open a legitimate Land Cruiser shop. I spend way too much time on mud giving my thoughts away.

And there's no one here that I would let come near my truck(s). Well, no one operating commercially; I'd love it if Dave Rushing would be my personal mechanic.

Ahh I may be able to run a report of some off the systems I use at some point. Got to make sure I still have access to that part of CoStar, we don't really use it in our reports so it may have been stripped on the last go around. Also will be a bit i'm banged up like crazy right now trying to get all these reports out, but i'll see what I can do. PM me with what you're looking for and the areas and i'll see if I can pull up any reports.
 
I can talk for south end. Rent runs 5-12k for 3500-7000. It is rented by sf per year. I pay a lot because convenience and location. But i also own the building. Keep in mind most commercial buildings require full building maintenance, tax and insurance and up-fit. Everything attache to the building will stay with the building after you leave. Order a zoning letter, that will assure you you can open and operate whatever you want to run. The city has plans for a lot of places in different areas and they may not want a shop in certain areas. My area is getting rezone and i am grand father in but I doubt they will let a body shop open next year after the 2040 plan. I can put you in contact with a commercial realtor that i do work for if you like. Let me know if you need anything from me.

So in order its
  1. auto repair recent leases in your target areas
  2. auto repair market report for your target areas
  3. autor repair for lease in all of charlotte, there werent many
  4. industrial for lease in your target areas
  5. industrial recent leases in your target area
I didn't have a ton of time to really fine tune them but this should give you picture of the area.

I'm honored that you would say that, but I don't deserve your trust. I'm not certified, bona fide or legit in any way, shape or form. I'm just a backyard shadetree hack. I work for the phone company. That should tell you a lot.

Besides, if you can drive your truck from Greenville to me in Weddington, your truck is already doing better than any of mine are doing under my own care.
