I am currently building a hut in Prescott Valley. It will go onto the market when it is finished. Anyone interested in moving to the area may shave a clean 6% off of the price by showing an interest in the property before a Real Estate salesman gets involved. His commission goes in your pocket.

The hut is a simple 3/2 split plan of about 1300sf. It is set on about 1/4 acre with a creek at the back of the property. The creek is seasonal, and is one of the headwaters of the Agua Fria River. There are a number of elm trees on the property.
The land is a prime corner lot less than 1/2 mile from downtown. The main Northern Az events center is less than 1/2 of a mile away. We host main-line concerts and circus shows there.

The house has a pad at the back that is ready for a 12 x 28 garage. There are two driveways for parking. The backyard is huge. There is a 220v breaker open to supply power to the garage area.

The seller is ready to provide $3000 to put a new roof on. The hut will need a roof. He is not putting the roof on because the roof area should be expanded. The garage and a porch cover should be added. For an enterprizing buyer, $3000 may get a do-it-yourself garage and porch roof, as well as a new roof on the whole house. $3,000 is a pretty good building fund for someone who is willing to do the work!
Inside, the house is completely redone. The kitchen and laundry area is a cabinet-rich environment. There is a lot of storage for a hut of this size. Every bedroom has a walk-in closet. Most of the floors are wood. There are no carpets to collect dust.

For any club member who wants this hut, I'll lend out my nail guns. I have framers, roofers, and finishers. BAM-ZOOM, Get er done!!

The seller is looking at about $128K with the $3K cash back.

Love to, but selling my house right now is the killer, plus jobs for my wife and I. Sweet price. My house is 1400 sqft so 1300 wouldn't kill us.
 
Good point, Phil. I tend to forget the little things. The hut is on the NW corner of Sunset Dr. and Pima Dr. The exact address is uncertain. During the remodel, the county changed the address from Pima Dr. to Sunset Dr. The original address is 3200 N Pima Dr. We still refer to it as the "3200" house. But the new address is on Sunset Dr. It is something like 6425 E Sunset Dr., or something like that. The electrical, mailbox and everything has had to be moved to the other street. Even the driveways and carports had to move. It has been a bit of a boring routine. Everything has to orient to the other street. What a pain in the a$$!!

Baggins, to answer your note;
Selling your house in any place now is iffy at best.
When I got my Prescott house, people thought that I was stark-raving mad! I had a surburban stucco home in Mesa that was going up in value every month. We were at the top of a climbing market. I took out all of the equity in it and paid cash for a small home in Prescott Valley. I was nuts!! Everybody said so. They were all professionals. They knew what they were doing.
I bought this little pre-fab home on 1/3 acre with a creek behind it.
Nine months later, I sold the Mesa house to a guy who should have known better. He is a Real Estate agent. He bought the hut on sight for our (rather low) asking price. He has lost more money on that house than I paid for the one that I now live in! And my current home is paid for in full! I own it all.
Now, I am a god of foresight to those who called me mad 3 years ago!
My home is paid for. I own it all. Be it ever so humble, there is no place like a home that is paid for in cash! I own all of it! It is my own house! I'll do just what I want. The house is all mine.
The hut at 3200 mentioned above is a real attempt to provide an out for people who have overinvested in homes in larger cities. That house sells for 130K, a bit less than larger homes in the city. It is on 1/3 acre. Similar jobs pay less than city jobs, but housing is lower.
Life here is like returning to America. It is relaxed. It takes some getting used to. Kids run the streets like they did in the nineteen fifties. They ride bikes and don't get run over. They have tree forts, without gangs. Mosquitos are one of our biggest concerns. The area is a simple American neighborhood from past times. We love it!

PV sounds good. Wish I could sell my house right now. I believe it's still worth more than I owe, but not by much. I'm unemployed right now, so no real ties to anything, just my wifes job, retail management.
 
Hell, we have lots of retail management here in the Prescott area. We weren't invited to the recession. And we are too busy to crash the pity party! We are building 2 million sf of new retail space in Prescott Valley in the next 18 months. Our city totals only 45,000 people!
Amoung the first industries to be hit in a recession is the construction industry. About 1 in 5 small building operators here have just given up. They were the ones who were not really committed to this work. The rest of us are going gangbusters. Personal home remodel work is up. People realize that moving to a different home is not practical. So they make the present home into what they want.
I got into remodelling three years ago. My business is up about 60% from this time last year. I am too busy to participate in a resession. If you want to have one, have fun! I won't be involved. I don't have time for that kind of whine-tasting!

That seams like an agressive biz plan for a two man handyman crew? I thought the whole reason for moving was to retire, kick back and sip the wine?:confused:
 
i was reading the original post again and i think its a new home being built now? why no roof? why would he not put a roof on a new home? just trying to understand.

Simple, its not a new home. It was brought in from another location. It is getting a full in and out remodel. The roof is not leaking, but some sections may be added. You decide if you want a covered deck, a carport or garage, then get a new roof.
An enterprizing guy could get a lot more than a new roof for the allowance offered.
BTW, Kevin, I am not building retail. "We", as in Prescott Valley, are doing it all, working with the retailers. I don't have time to work on stores, it's not my thing. The point is that a stagnant economy does not build new stores. Our economy is doing fine, thank you!

Bullshite! Come down here. Tell me our economy is booming. And we're building millions of sq feet of commercial property while millions more are already built and unoccupied.
 
Ours are occupied before they are built. Prescott Valley Is booming.
Recession be dammed. We are in a boom town.
The new Kohl's store is doing well. So is the new Sam's Club. Cracker Barrel is selling well. The new Home Depot is selling at record levels to contractors and remodelers. Business is going smoothly here. We are all making a living. Small remodeling jobs are at a premium. We are earning more than we did last year. Our hourly charges are higher than they were a year ago, by a substantial margin. Our clientelle are in a position of trust, and they keep calling us back. They usually pay us more to make time for them. Macgyver Remodeling is one of the best outfits in the area. We have a AAA rating, and a very limited availibility. We are usually busy.
We are now busy installing a Brazilian solid wood floor in a home in north Prescott. It is incredible! The floor is top shelf! We are even installing the solid wood in the closets and the stairwells.
