I know this is about outdoor and expedition gear. I figure you need a place to use the gear, right?

I have 10 acres of land a couple miles from the interstate in West Texas. It's a great place to test tire durability with all of the mesquite thorns. I've popped two tires out there already.

I'd love to keep it if I was in the area, but I live a few days away with no easy way to get down there.

Has a very rough trailer on it, likely with no title. Very minor improvements for a parking area and such.

Asking $6,000. Probably not interested in trades at this time.

Sorry, I am new to owning a land. Is the property fenced or open range? Any BLM land nearby? What's the closest exit on I-10?

Property is not fenced. I think the area is considered open range. I've had cows graze on the property before.

No BLM land that I'm aware of. Closest I-10 exit is John Conoly Road. I don't recall the exit number.

Any power or water on site, or on adjacent properties?

I haven't been there in a few years, but I never saw power ran to any neighboring properties (though it's probably less than a mile away, maybe much less now). It's also quite far from city limits, so I doubt it will ever see a public water utility.

No, I figured it would have to be on a well - but the price can vary greatly. It's easier to guess based on what the neighbors have.
Google Earth shows center pivots in that area so there is some power and a water bearing zone of some sort out there.

I know a water well guy out of Fort Stockton that does good work. It's been a few years since I've talked to him since oil & gas activity is not as busy in Pecos County but happy to reach out if you want the contact.
 
Skinner's drilling out of Alpine would be another good option, they have drilled a lot of wells in the Valentine, Van Horn and Cherry Creek area. We used them to drill a new well on my buddies ranch 15 miles S of Sierra Blanca two years ago.
 
How deep are the wells out there? This is pretty cool. Might have to show my wife.
I would assume 200' to 1000' but could be way off.... call Skinner's Drilling in Alpine TX or the rural underground water district, they would have a better idea.

I have heard 300-400'. There's definitely a well at the Plateu gas station (probably about a mile away, maybe 2) and Texas may have records of the well depth.

Van Horn is supposed to have good quality water, but the town itself is about 12 miles away if I remember correctly.

A local driller would definitely be the one to talk to, though.
