Hi, very new to land cruisers and really like the 80s series. There's one I have my eye on but this is what the underside looks like. Looking for some advice - too much rust and forget about it? Or rust isn't that bad and it's fixable? Thanks!

What rust? Looks pretty clean from the pics.
 
all exhaust pipes end up like that in the long run, especially with off road use
frame wise look perfectly fine
 
is the rust in the room with us? that frame looks amazing basically rust free, and like the others said all exhaust pipes look like that after a long time which I assume is what you were pointing out and its completely fine!
 
Was ready to type " if you gotta ask, then yes, it's too much", then looked at the pics.

I agree with others above, looks pretty rust free in the pics.
Could use a clean under there

Exhaust looks normal.

What's going on with those side step brackets? Looks like angle iron. Are they welded to the frame?
 
That’s super clean. If the exhaust corrosion bothers you can take it off and have it coated with cerakote or jet hot etc.

This ^ and like @mudgudgeon said: "What is up the side steps" ??? That is more concerning than anything else I see under there.
