Moving and putting the house up for sale

If you look at the other comps we are right there plus we are saving a commission so I'm good with that. Who knows maybe we'll get a bidding war.

I'm just ready to move and get into the new house and build my shop.
 
Going to move to Whitinsville just off 146. Just north of Uxbridge and Douglas.

Might have a bidding war on our hands. The people who came to look at it yesterday are coming back again this morning. Told them we would still want to give the couple that offered us full asking price the oppertunity to make a higher offer.
 
Just the normal stuff, financing, inspection, ect. They are pre approved.
 
Is living in the bucket that desirable? To over pay? Am I missing something? No offense.

We live in the Darlington section of Pawtucket. Its a nice area. Russ moved in 3 houses down from me about 5 years ago and we have been great friends ever since. The lots and houses are small. The taxes are high and the school system isn't good.

We went with the first guy who was no nonsense. Offered our asking price and offered $5k more when told we had another offer for our asking price. Seems like a good guy and has everthing ready to go.

The other woman who wanted the house seemed like she was playing games but helped us get over our asking price. She had an agent, wanted us to pay closing cost and commission. So while she came in with an offer $10k higher than asking price, once you add the closing cost of $3500 and 2% commission her offfer was $1,830 lower. Plus she didn't want to move until August or September and hte first guy wants to close June 17th.

The good news is that I should have the shop built by the end of the year if all goes well. Hoping to build between a 36'x24' and 36'x28'

Dude I moved out of my parents house nine years ago. Where have you been? I do what I want when I want. Life is good!
 
Another guy who came to look at it on Saturday came buy to make an offer.
 
Appraisal came in for $3k higher than the sale price. Had the inspection today. The buyer doesn't expect us to fix a thing.
 
How's the roof? Basement leak?
 
Roofs in good shape. Haven't had water in the basement since we put in the back flow valve
 
Just saw the listing. House was built in 1940. It's 73 years old!! You lived there for 9 years?
 
Also is your new shop gonna be for personal projects or are you gonna work on other peoples cruisers?
