Frame repair near rear spring mount

I have a 1974 FJ40 that runs well, but after a life in the midwest the rust is catching up just about everywhere. The biggest issue is frame rot near the front hanger for the rear spring mount. I have a replacement hanger but the frame needs repair as well. I took it to a nearby 4x4 shop and a welding shop, and neither of them wanted to take on the project. Any one have something like this repaired or have suggestions? I'm located in Fort Collins, CO.

After owning this for 20 years my plan is to sell this as I don't drive it enough, but I'd prefer to have this fixed or at least well understood before selling.

I would sell it disclosing buyer needs to repair/replace frame. You will never catch up on the cost vs selling price. Most buyers would plan on new body/ major rust repair at the same time. I passion project.

Those frame repair pics are helpful. Mine isn't quite that bad but a similar section needs replacement.

I actually bought metal a year ago to fix it but haven't had the time to get into it. The frame isn't bad except for that area on both sides.
 
You can use the search function. This is not an uncommon issue at that location. A lot of folks reinfoce the hanger to the frame. Here's one thread of many. You'll have yo scroll to the beginning of the thread.
