Hey all,

The house I was buying last weekend fell thru literally at the last minute. I was supposed to sign the P&S at 2pm on Saturday. It was a 1780 colonial and I hired a post and beam resto company to give me an assessment. At 1:55pm he said the sills were the worst he'd seen in 26 years. I ripped up the P&S and walked out.

Wah....Boo hoo for me.

Anyways, I have to be out of my house by June 22. I'm now apartment hunting and I with 6 cars to my name. My 55 and my 45 wagon gotta go NOW! Start throwing out offers if anyone is interested regardless of amount. Depending on the amount of bourbon I'm drinking I might just take it. otherwise these will be dumped on eBay to some jackhole and I really don't want that.

ran into the same problem here in ny....was undercontract for a 1799 house...being a technology teacher most work on the old girl i was going to do...the work was turing out to be just too much as a added it up in my head...and the owners were just not going to give on the price.

They can keep it!

It would have been a money pit...i just don't feel like living for a house.

we are now under contract for a ranch 2 miles from were i work...and i will have coin to put in the cruiser for the first time in 8 years :)

we found an apartment till we close on june25th...in a complex...it all works out :)
 
Huge pain. Took yesterday and today off for work looking at houses frantically. Headed to Chile all next week so need to get something nailed down this week or it's apartmentville for me and the fam.

I really enjoy doing work on old houses. I had planned on having all the windows restored, skimcoat and paint every room, snad the floors, cobblestone the driveway, build a patio, etc on that house that fell through. The estimate for the sills came back yesterday at $27.5K and involved jacking up the house a bit. That doesn't include the cost of plumbers and electricians to move s*** out of the way so they can work. He also said that there is a good potential for more rot on the bottoms of the vertical beams. Sucked.

The sellers are pissed at me cuz I said I was an antique house lover and they feel I lied to them. They can blow me.
 
Of course the sellers are pissed , they probably figured they'd found a sucker flatlander to unload their junk on ;).... but you weren't the sucker they thought you were.

NEVER feel bad for turning down a house.
 
I don't feel bad and I am definitely a sucker....I just got lucky this time. My wife (love her to death) bitched at me for 4 days prior for spending another $350 on a beam inspector. best $$$$ I ever spent! She apologized for riding me on it.

They must have known about those sills too cuz they bitched about me bringing a second inspector in. Now they have to disclose the problem cuz they got a copy of the report and they are stuck there forever.

We've started looking at newer houses too. That's the part that pisses me off the most is that I'm going to end up in some McMansion when I want to live in a creaky, haunted shack.

Why do I get the feeling after I drop it off to you that little LV unobtainium will start showing up on eBay.......

besides, my wife and kid will need something to sleep in 5 weeks from now.;p
 
"Property Discosure" only tell you what the owners want you to know...as much as i knew and found wrong there is always more than the eye can see. There was 10 things on the disclosure that were wrong! major stuff...that the owner had known about because they tried to fix and or hide issues.

when it can back with radon being really high we got out.

The way we look at it...if something comes up that we Really Love we'll sell to get it...our ranch is a good investment for now :)

The 55 will be best offer at this point. The thing is mint and only needs a muffler. Someone will be really surprised and very happy on how much I'd sell that for.

Property disclosures are very subjective and are basically the observations of the layman owner. Now that the beams have been inspected by a licensed professional and a report has been issued they legally need to show it to everyone. It's like lead paint, once it's found the sellers need to tell everyone.

Odds are they'll get a new realtor that doesn't know about this problem and rip up the report. They went thru 3 realtors in the last year prolly cuz of the same beam disclosure problem. Bet this present realtor will be gone in a month.

That sucks.

I had something similiar happen to me a few years back. What we ended up doing was paying rent to the new owners of our house to stay there past the closing. Just an idea.

We've discussed that but the new owners are getting married in July and his kids are flying in from Germany for the month of July. If we don't move out in June we can't move until Sept 1.
