Truth is I've been inserting the "downsize" word into conversations for over a year now, something clicked when a great opportunity came upon us. A near perfect home, literally across the street from work for me, very similar commute for Regina, with enough room for the girls to always have "their room" but small enough for Regina and I to manage better. Going from 3400 sq/ft + 1500 sq/ft unfinished basement to 2100 sq/ft w/2000 sq/ft daylight basement, plumbed and ready for move-in. Wind up cutting our mortgage by 40% getting the new house for a deal.
Best part, 1.5 acres, no HOA or restrictions other than living within Durham city limits. I can park my rig/cars/bikes/dogs/etc at my desire, as long I want to be a good neighbor. Link to new digs...

Our offer on the new home has been accepted, our current home goes on the market in ~10-14 days once I wipe the 5 years of white trash stain off this fine Prestonwood home.
Yes, I will be asking for my club's help with moving the big stuff. The first PODS unit arrived that will be filled with all my garage/tools/fab stuff and extra from the house, so it can be staged appropriately. I've got to find a way to store the 45 parts and the 80/exped trailer combo during the sale of the current home. Most potential Prestonwood buyers don't like seeing parts of a vehicle under a camo tarp, under the deck.
I'm jacked up, out of my head, excited for this move, having the potential for a massive shop, being able to walk to work and have very nice ranch home for Regina and I to mellow into...

, its hard to rationalize 3400 sq/ft. The timing of things are working thus far, just hope we can move our current home...
