A hut in NAZ for the club

This might be a bit crazy, but the idea keeps nagging at the edges of my twisted mind.
What if the club could own a small house in NAZ?
We could rent it out to members for $120/night. A decent motel in the Prescott area rents for $90-200 a night and up. How about a 3 bedroom house for $120 a night as a club perk?
Living in the area, I could easily use it for at least 2-5 weekends each year when family visits. In addition, I have friends who may rent it all summer long.
A house could accommodate more than one family at a time, if we get along well. The cost would be a lot lower than a hotel.
The only catch would be no maid service. You have to wash the sheets, towels and dishes when you leave.
For the Club, buying while the market is low would be a long-term advantage financially. The real question is, can we realistically use it often enough for it to pay for itself in the meantime? How many of us would really use it?
I, for one, would be willing to double, or more, my annual dues in order to have a club asset like this. $20 a year is a pittance. $40-50 a year is not too much. The club already gives me access to things that are more than worth the cost of membership. Ownership of a rental house would be grand! I would pay for it.
All of you from the southern deserts could use it for weekends when the weather is hot. Even when it snows, we are located at the average snow level. While the mountains around us may be covered with snow, we are not. Snow is rare here. When we do get some, it melts rapidly.
I know that I, personally, could rent out a hut quite often, even though I live a short distance away. Some of my friends would like to use it. If we as a club would make use of it often enough, it would be worth investing.
The investment itself would be likely to increase in value by 10% or more in the next few years.
I wouldn't mind too much, administering the hut for the club. If you don't want to do the laundry or dishes, you can pay me $50 per stay. I'll do it. But I might ask for more if you really leave a mess! Keep it clean! :bounce2:
 
So you are proposing a joint partnership with rights of survivorship for ownership? Or a co-op LLC stake, or % of ownership like a condo or timeshare?
I have thought of this on occasion...though more in the neighborhood of Payson.
I take it you have something already in mind?


BTW, every time I hear the word "Hut" I think of grass and straw....

So we get 50(?) people together to buy a house, then decide who gets to stay in it when, plus pay $120 a night for the privilege. Personally, I don't stay at hotels, and when I go up north overnight it's usually to camp out. The very few times I might want to actually use it for guests it would probably be occupied. Who gets the fun of managing this endeavor? What happens when club membership dwindles, or someone gets hurt in the house? I don't see a whole lot of upside here- and a lot of potential downside.

Not so much a stick hut as you pictured. By the way, congrats on your quick response and pics of a real hut! If that isn't a stick hut, there never was one!
I think of a hut as a smaller house than you used to live in. This hut is a decent house. It is a split-plan 3-2 with all maple kitchen cabinets and all wood laminate floors. It is pretty nice!
It is on a split-plan with walk-in closets in every bedroom.
It sits on a prime corner lot near to the downtown of Prescott Valley. It is less than 1\2 mile from downtown. Our local events center, less than 1\2 mile away has hosted many top rock-n-roll bands. Most of the top Country bands visit the events center. We are also hosts to Barnum and Bailey Circus acts every year.
Within the central town area are a Fry's food store, a Safeway, and Albertson's. You can get some food. Across the road is Sam's Club. It is right across from Home Depot.
Prescott Valley is the central commercial hub in the whole area. This house is sitting in the middle of it.
So do the math. Hold on!
A prime 1/3 acre corner lot in a growing area. A nice small house on the lot. 3 Br 2 Ba. Space and
220volt 40 amp electrical for a workshop and welder. All for 115K. Build your own shop.

Spike, you have a point. who wants to be the concierge?
"Here sir, is your hut. Would you please be so kind as to wash the towels and hang then up. Clean the dishes and put them away and wash the sheets."
I live right down the street. If any member doesn't keep his end up, I will ride his ass! If he fails in any way, I will not be too bashful to charge his credit card for $50 or $100 for cleaning up! I don't have a problem with that. If any member is a slob, he will pay, and his name will be mud in the club. Nobody wants to go there!:bounce2:

I was thinking more like..
Buy while the market is low. Use it for a couple of years to make it pay for itself. Then sell, and use the profit to buy some club camping gear.
We could buy the Trail Team's old gear, and a better latrine than I brought to the clean-up last fall! 10 grand could buy a lot of junk! Then we would have to haul it around. Where would we put it all?
We could store it at Phil's house, or B-man's. Or Kevin's shop.
But really, we have such a trail-rich environment here that we cannot even begin to scratch the surface. Within easy reach of home, we have the areas from Cleator to Bill Williams Mountain. From Wickenburg to Camp Verde. All of the Bradshaws and the Black Hills, including Mingus Mountain. Altitudes from 3500 ft. to over 9000. We are totally spoiled. Our biggest problem is not finding a place to explore, but deciding which one to try next. There are so many little-known places to go to that we are at a loss as to what to do. We do our best.
With our little group of CSC and other Cruiser owners, and FJAZ members, we cannot even begin to explore the area. We may need some help to even begin to know how much wilderness is out there. Much of it is right in our backyards.
We would like very much to invite you SOAZ guys up north more often, especially now that it is hot down there. (did I mention that I just had to get a jacket? It is getting a bit chilly here. It is about 62 degrees now.) The weather here is really fine! We like it a lot. You should visit more!
The real thought, beyond an investment, was that a hotel room houses one couple and one LC. That is all. A three bedroom house has room for three couples & three trucks for the same money, all having fun together, while making money for the club on the investment. Is it worth it? Yes. Can we afford it? I don't know. That is the question.

Let's do it. I'd do it.

You can form a real estate trust and issue shares against it, but a corporate entity would by all means need to be owning it. The shareholders would share the dividends unless the Club entity can fork up the 20-40% likely necessary to mortgage such a thing as a real-estate trust.

I think a cleaning service is nearly mandatory, sorry but other people's idea of clean varies too much.
 
I am all game! I hadn't thought of a RE trust for such a thing. That is a good idea.
The Prescott metro area was the number five strongest boom town in the nation in 2008 as ranked by US News. In 2009, we ranked #4. The recession has served us well.
I started a remodel business in 2006. I am having my busiest time ever. My calender is fully filled through July. I am at least two months away when promising to do work. We are scheduling work 8-10 weeks ahead at minimum. We are literally swamped! I don't have time to wipe my own ass.....or do my laundry!
Steve and I don't usually start until 8 or 9 AM. But lately we have been working until 8 or 9 PM, as well as starting early. We go! And we rarely stop for lunch. There is no time.
And we are supposed to be retired!
 
Who's gonna pay the mortgage? Who's gonna hold and pay the insurance? Who's problem is it when the club interest fades? Does everyone have to be "in"? I would probably never use it, so upping dues to pay for a stake in a potential liability doesn't interest me.

Say there's a $1000 mortgage(quite low) thats 12k a year divided amongst 50 people is $240 each per year. Kinda steep club dues.

Or is one person going to pay the mortgage with hopes that it gets rented out often to recoup the cost. If thats the case, just buy another house and offer it out to rent if you feel so inclined.

Some of my thoughts. I don't see much + in the club trying to own a house.
