My wife and I are looking to get our deck refreshed and brought up to code. It is 20 years old and could use some TLC. Does anyone have a company they would recommend? Just had a guy from a local company come out to give us a quote and he rubbed us the wrong way.

Thanks,

Robert M. Lacefield

Most deck companies aren't going to want to refresh what you have. If you want a new deck, and a top quality one at that, then I do have a recommend.

@iptman what I mean by refresh is replace the deck floor, the railings, stairs and whatever needs to be replaced. Just trying not to start from scratch.

@iptman is on point with his assumption. Not many builders will want to warranty someone else’s work. @Tikicruiser may be able to point you in a direction or know someone. He is in the business but will probably not rebuild yours he will tear it down and build new and very high end. Why not re-floor it yourself. There are plenty of DIY railing choices out there. Stairs I get not doing your self they can be tricky.

We do a lot of retro-fits on decks and porches, which I describe as like restoring an old car. You do a lot of work before the lipstick of new floor, fascia and railing can make any deck look good for a while. The key before investing in high end materials to retro-fit is to bring the bones back to level and good enough condition it has 20 more years of life. We often replace rotted posts/footers too. First you need to start with an assessment of viability which I’m glad to do for you assuming you are in NVA. We are really good at rehab jobs that transform the outside space and we’ll also tell you don’t do it with what you have. It’s too far gone or poorly built to try and salvage, so those are simple replacements.

We are stripping down a porch this week in Franklin Farm. It’s a full rehab and it will look 80% good as new when done. Really the roof is the portion not new but the rest looks as good and a replacement. There is a ton of work correcting all the framing issues before we build it again. Client pays $30k for the makeover vs 65k or so for a full new permit replacement.
