@LandCruiserPhil : I have an ARB 2.5m room with floor that I have used for exactly one night (Casner Mtn, May ROTM). It is not a perfect tent , but for mild wind/precip conditions, I was very satisfied. Very camping-cot or air mattress-worthy. Zippers were solid, air flow and quality on par with ARB awning, tons of space inside. For the $153 it set me back from Auto Anything, it was well worth it!

I love the set up. The awning itself has been great when shooting in the desert. The room I've now used about 6 or so times. And Ive had it out for over a week during one of those.

My overview of the ARB awning. Its flimsy at best. I love it at the same time. But I have already drawn up some improvements to be installed in the future. The weight savings / cheap components just don't work for me.

As for the room attachment. Its nice and quick to install. And it works great. I use it more of a family room sort of area. Late night card games with a led light. All while being bug free.

As for the overall set up. The awning is a pita to put up and take down for one person. And I finally figured out that if I roll it up going over and not under. It won't hang down and hit the top of the doors when people go in or out.
But with the room attachment installed. The biggest flaw of the whole set up is people using it. While entering or exiting the room. If people do not lift their feet when they walk. They will trip on the lower zip track for the door. This snag then pulls the awning pole over the top downwards and it bends the pole. Then the pole will not longer slide or takes a lot of effort. This is a huge frown. Already happened to me when a friend walked in the room.

But with good but weak products comes the aftermarket. And I have a new system in the works to fix these issues.
 
I have the awning and was interested in the addition room for if and when I get a friend. I learned quickly on becoming very efficient at opening and close the awning solo, one of the selling points for going with ARB. Good info on the doorway to be concerned with.
Has the homo association said anything yet? I would like to check it out if still up.
 
We had a neighbor complaint to the local pd. Which stopped by last night. I had already put the awning back away. He liked my set up more then my neighbors. We bs'd about it for a while. Each time the neighbor peeked out his window, The officer would wave and give a thumbs up.

I'm sure I'll get something from the HOA. I really had just pulled it out to clean everything and to air it out. I think it would be too odd to sleep in it overnight in my driveway.

That setup is like the Taj Mahal of RTT. You can charge rent for those accommodations. What flavor RTT is that?
