after bunch of reading it looks like those are the best for my king of lawn .. BTW it's zoysia japanese ..

I had a lawn/landscaping company for a few years and on my Tiff and Zoysia lawns down south I used the commercial grade reel mowers by TruCut. They are awesome and I think there is a manual one or two one this site. I don't know price these days but the commercial models were over 1500.00 back then. Well worth the money... solid equpment.

from what I've been reading the most popular one it's the Mascot .. not cheap tho .. but looks like for zoysia you want a heavy one ..
 
Are you looking for a push model or a gas powered?

Trimmer and TruCut and McLane are the top in the industry. They are expensive when purchased new. They are expensive to maintain. You can buy them at garage sales and flea markets for $75 - $150 every weekend around here. Theses are ones that generally need the carrage rebuilt and new blades and bed knives or a new engine.

Look at the number of blades. I believe there is a 5 blade and a 7 blade. The 7 blade models give you a better finished cut. In thicker, heavier grass it also takes more power to pull the bail (blades) through. You can ask 10 gardeners on which one is better for Zoysia grass and get 10 different answers on the 5 blade versus 7 blade version.
 
Texas AM did an study about Zoysia Japanese .. and they recommend 7 blades and a heavy one, I was more oriented to the manual mechanical ones .. I could have around 4K sq/ft around house.
