Yeah I'm not sure how much they run, there is a heating/AC company called PECO in central here, I have used them to fix my heating and they were by far the cheapest on labor and parts and do a very good job, might call them and see what they quote you...they may have a better cost vs the Internet...and like Andy said you can always put it in later if you use the garage more often

Charter Sux! One time, they came out to replace our DVR, had their OWN technician on hold for 3 hours to verify the box. He had his phone on speaker and I could hear the hold music. Couldn't fault the guy for falling asleep.
 
at&t is no better. My chit goes down every time we get a hard rain!
 
Directv is my choice. Been with them for about 12 yrs now. They recently upgraded my dish and DVR to HD at no cost. Signal problems only pop up when it rains hard enough to block the satellite signal. The newer dishes are supposed to have fewer problems with that though and I can't say I've had any issues since we got the new dish. The old dish had been up there for about 10 years.
 
So this weekend my wife finally pulled one over me and gave me a surprise B-day party. Have to say I was about 75% in believing I wasn't going to have a party. Good times with good friends. Even got to see the cuban.
 
Hmmmm - GFCI outlets in the kitchen along the counter keep tripping.

Hmmmm - one of these outlets seems to be loose from the wall (new house is a log home and much has to be mounted outside the walls).

Hmmmm - when I touch the loose outlet and it moves power comes and goes to other GFCI outlets in kitchen.

Hmmmm - POs didn't label most of the breakers so how in the heck do I know which to switch off? Heck, lets go for it!

Hmmmm - I managed to partially take apart the loose outlet and why is there what appears to be a burnt black spot inside the outlet box?

Hmmmm - appears there is a broken wire that was making an intermittent connection and shorting out all outlets in the kitchen.

Hmmmm - looks like this outlet box was working on burning the new house down.

Hmmmm - and write this down as yet another 'pre existing condition' that the POs did not inform us about and which they were legally bound to do so.

Good thing you found the culprit. Just shut down the house completely and fix it. Sounds like a loose ground popping some current inside the outlet box?

bummer about that Steve, atleast you found the issue before it caused reall problems. Tell your home inspector you want your money back!!

and are you sure about the home owners having to disclose that info?? I am just curious:hhmm:
 
If they knew about it they need to disclose. They will just say they didn't know and if the home inspector didn't catch it is supports their claim.

State law is previous home owners have to disclose any known conditions. I do not see any (ANY) way the previous owners did not know about this. It was causing three sets of GFCI outlets in the kitchen to go out intermittently. Of course there is a chance it just happened right as we moved in but I tend to think that 'chance' is pretty slim.

ETA: It was the black (hot) wire that had broken off inside the outlet connection point but was still making an intermittent connection.

I'm picking up a new box today hopefully if Lowes carries this type of external wall box. If they don't then I'll have to swing by an electrical supply store tomorrow.

On a brighter note the garage and loft get insulated next Tuesday. A local guy is going to do the job and insulate the fool out of the garage - to the standard of a new house. It's gonna be cooooool in my garage! :D

I've also stepped up getting the rear fence installed. We are either going with a 4 board or split rail wood fence with wire mesh on the inside to keep the dogs in and critters out. I'll stake the wire mesh to the ground with long landscaping staples to deter the dogs from trying to get out. Lucky for me the dogs are not very motivated to escape. I'm calling around now for estimates. Hopefully some places will call me back. There will be a bit under 400 feet of fence with one regular width gate on the top and two double width gates (one on each side) to get the riding mower in. The dogs had better be happy with that romp area. Any suggestions on fence companies to go with? I'd really love to do the install myself but just don't have the time.
 
Yeah sounds like a loose ground was arching...a new outlet should solve the problem...and the home inspector is supposed to check every outlet in the house

Ground was solid. Hot black wire was broken.

Inspector did check all boxes. I was with him. The outlet was probably working at that time as the hot wire would make a complete circuit at times when the broken parts were touching.
