plumbing vent leak

dag nabbit! vent stack leaks when it rains....best I can tell is that when rain washes down the inside of the vent it leaks out of a joint (inside the house) down the outside of the vent and onto the ceiling below.....I have attempted to seal the likely spot and will now climb the ladder to test my repair with a pump sprayer 'cause its not raining now.....I want this thin fixed as we are soon to sell house...Anyone in Boston area is welcome to come by and spectate the spectacle...Romer? Beno?
 
I have never seen a cap or u tube on top of a vent. I think having rain in the vent could be an aid in maintaining a wet trap perhaps...In any event....My shenanigans were successful and my testing and todays rain have proven that I am the sewer vent leak repair king at my house! Now all I have to do is repair all the drywall I had to smash to access the leak:crybaby: :crybaby:
 
I had this problem with one of my vent stacks in my townhouse recently. Since I didn't have a ladder able to reach my roof, about 40' above the ground and the roof is a dangerous angle to walk on, I had a local roofer fix it.

The storm collar on the vent stack had become weathered over the years and lost its sealing properties which allowed water to trickle down along the vent pipe into our furnace/laundry room. He replaced the storm collar, resealed the flashing and I think replaced one or two roofing shingles. No problems since the repair, even during windy driving rain storms.

I'm betting the leak comes back with the first rain.

I've tracked leaks hundreds of feet that were following the outside of a pipe or rafter. I'd throw a quart of black jack (mastic) around the roof jack (that color thingy around the pipe).

I can say with great confidence I will not be going in there again.

1) poured rain all day yesterday - no sign of moisture

2) house on market to be sold.

3) good riddance you SOB plumbing vent...
