Anyone converted an unfinished attic into living space? We're thinking about adding 2 small bedrooms and one small bath and we'll likely have to extend the roof up a few feet to add the needed headroom. A couple of dormers will be necessary too and the space is completely unfinished right now, so no plumbing, electrical or HVAC is currently up there.

Assuming reasonable finish materials (not high-end stuff), what's a ball park cost for this type of thing? How far north of $100K are we talking here? Is there a $/sf rule of thumb used in the industry to estimate? This is in Tennessee, by the way, so material and labor costs are pretty reasonable.

construction is running $200+/SF here, I could build what you are describing for that amount of $$. I bet you can get it much less than that.
 
$100 per s.f. in the Southeast.

A bigger issue might be the size and layout of the trusses or roof rafters for supporting a live load on the second floor.
 
You often see the figure of $100/sq ft quoted, but I think that really assumes new construction. In my experience, it may or may not hold true for remodeling. However, I think you could do what you're talking about for a lot less than $100K - provided of course that the structure will support it (as Deep South said), without major modification.

As soon as our dettached garage is finished (in the next few weeks), we'll be starting a similar project; actually on a bigger scale, but we're budgeting $150-200K.
