I am looking at some land....1.5-2 hours from downtown Charleston. Not decided which if any I will go after but one I really like but not sure I can do it without more members.
Option 1: 1000+ ($13 per acre) acres, cabin, electricity, water well, pond, 60 acre planted dove field (sunflowers), food plots and also a power line that can be planted as well. Mix of hardwoods, pines, some fields and lowland drainages. Some rolling hills in property. Ate up with deer and turkey.....and dove during season. Would need 12 more members to make it work without being too expensive. Would consider selling Dove Only Memberships if desired.
Options 2: 460 acres ($10 per acre)....mix of hardwoods, pines and cultivated fields...disjointed boundaries but nice secluded collection of woods and fields to hunt. Would only need 2 more members
Options 3: 189 acres ($12 per acre) good mix of wood types...three CRP fields, 4 large cultivated fields....northern portion borders large pond. Maybe 1 member needed.
Options 4: Two tracts separated by road...swamp tract on one side and other on opposite...has almost 600 total acres...including 32 acre duck impoundment that needs some work but owner will fix if right renters take property. Higher ground side has two long fields running parrelel with trees in middle...two or three smaller fields and mix of long leaf pines and hardwoods...rail road on one side of property line....highway on other. Swamp side has creek to north that feeds beaver pond of 32 acres....setup years ago for duck impoundment but needs work but would do for right group leasing. Two large fields, two CRP, and two or three smaller fields or meadows...rest pines and hardwoods...actually railroad divides two propertys...not hard road. Would need 2 additional members.
Anyhow.....if anyone is intersted in possibly getting in on these....the owner wants long term leases not just a year at a time...and I want something to put some work into and make good hunting property....so the right mix of members is needed. Would be rifle, shotgun, muzzleloader or bowhunting for legal game.
Unless we broke off duck hunting or dove hunting depending on property and offered Duck or Dove ONLY memberships...then they would only be allowed to hunt that season and other members could not encroach as it would be sub leased for those species. Outside of those specific season would be open for deer, hog, turkey, etc....
