Looks to be a clean.... '69?.... 40. Given your stated goal is to sell it, I agree with the above. You're unlikely to get the money back you put into it unless you do everything yourself. Selling it as-is is likely your best bet.
Posting up pictures of the body, frame, etc could allow some of us to give you an idea of its worth as it sits. '69, if that's what it is, can be a desirable year for a variety of reasons I won't bore you with. If it's a clean, rust-free 40 without a lot of badly done repairs, it's very desirable.
As mentioned, the F engine is as simple an engine as you're ever going to find in the modern world. Likely a buyer from Mud would simply fix that engine with no need for a replacement 2F. Therefore, the money spent on a 2F would really be moot.
