Is the 26x32 space completely open or is there a storage room off to the left accessed by that entry door? Do you have attic storage as well? Is 10' ceiling enough for you? I'm pretty jealous as I only have a 17x21 garage w/ 8' ceiling and our w/d take up a lot of space in it.

My garage is limited to a few factors:
1 - It's sitting at a flood plain, thus had to get a flood elevation certificate to get my C.O. (Certificate of Occupancy).
2 - With a 50' set back, it is sitting at 50' off the property line.
3 - I could not come out past the front of the house, 38' was the max, but that encroached inside the flood plain...so 32' it was.

Yes, there is an attic, but there will be NO STORAGE up there for me....I'm not a hoarder, so less is more. Believe me, my kids were telling me, build an above garage apartment, please, please, please!!!!

As for the 10' ceiling, being I was used to working in a basement with an 8' ceiling, 10' is huge. I'll put a unistrut system up to store things up near the ceiling.

My garage is specifically built for two things; one I have right now, the FJ40 and the other will be a build of a FJ45.....also to house my Kubota and few other toys.

NOTE: When I get the chance, I'm moving the HVAC wall unit up to about 8" from the ceiling. Was out of town when that got put in.
 
6" slab (minimum) with grade beams in place for a lift....However, I will need to extend the garage door up closer to the ceiling at that time. Didn't catch that when they installed them.

Garage size, 26' x 32' with a 10' ceiling.

Proposed lift would be: Triumph NT-9 or similar

Now that's more like it!!:clap:....

Nice home for the rigs!! We must think a lot alike Rick! Darlene and I have been talking about a future house with a large outbuilding/garage. Looks nice!

Several updates and repairs are in the process. Due to a few coolant leaks, my rig has the front engine compartment torn apart right now. I'm in the process of replacing all the coolant hoses, water pump, radiator, and other maintenance items.

#1 - Unbeknownst to me, the radiator support rods were misaligned and my newish radiator couldn't move/vibrate as needed. Per the radiator shop, all four corners of the radiator (below the upper tank and above the lower tank) had stress cracks from the rig flexing and radiator not....Such is life, so a new radiator is getting installed. The support rods will be adjusted, realigned, new rubber bushings as well as rubber washers between the radiator & radiator U-bracket/housing will get installed.

#2 - Newish water pump was leaking out the weep hole...time to install the Aisin WPT-063 unit for my rig. Will install with new gasket, some FIPG, and cleaned bolts torqued to 27 lbs.

#3 - After I took the water pump off, noticed that the thermostat housing was leaking a bit as well. So I removed, cleaned it and the mating surface up, cleaned the newish bolts, installed a new gasket, some Toyota FIPG, and reinstalled torqued to 18 lbs.

#4 - Replaced the leaking old original 'zig-zag' heater joint at the rear of the engine with a new Toyota 87251-30200 joint.

#5 - Will install all new hoses and hose clamps. Going to use some constant tension spring clamps and some stainless steel ABA Safe Constant Tension Hose clamps.

#6 - Also, while I'm in there, I'm cleaning and painting the area as needed.

#7 - All new Toyota pink coolant will refill the system.
