'88 FJ62 - Need frame rust and price check

Hi guys. I'm looking to hopefully buy my first 60 series -- something I've wanted since the 6th grade. She's out of state, a ways away from me so before I make a trip and/or ask a shop to do a PPI, I thought I'd ask for some expert opinions on the frame and price here. Thanks in advance!

The truck is an '88 with 231k miles on her chassis and 155k miles on a 3FE that was swapped in by TrollHole's Cruisers 2 years ago. A previous owner also swapped in an H55. Interior's fine and she's got some nice ad-ons (ARB front bumper, Warn winch, sliders, 4x4 labs read bumper, and a Sherpa rack). Seller says all she needs is maybe a new transfer case seal.

To my untrained eye, the frame rust is acceptable. I see the rear frame rails have surface rust with some scaling, rear shackle mounts look good with no deformation, and the crossmember also only has surface rust with edges still well defined. The exhaust hanger is more corroded but that's easily replaced.

Am I reading this right and what would be an honest price for the truck? Seller is asking mid 20s which maybe a few thousand high because I don't really know the quality of the engine or transmission swaps.

I'd like to see a photo of the crossmember the rear shocks are attached to. How is the body? Better be rust free for that price. I'd ask for more photos of the common rust areas and also of the engine bay. Conditions of fuel tank, fuel pump bracket and fuel lines are important to check IMO. The H55 is a big plus. For sure it'd be worth paying someone for an inspection if everything looks good. TrollHole's is a reputable shop.
