Rust in the rockers, cost to replace? (1 Viewer)

I have my FJ for sale and it seems a lot of the potential buyers are passing due to the rust in my rocker panels (I've been very up front about it) Looking for opinions on what it would take/cost to get this repaired. Below is my passenger side. Holes don't go through to the floor in the cab so I am assuming there is some kind of cavity between the floor and the rockers or in between the rockers. My drivers side looks nearly identical.

It's really hard to tell from the one photo how extensive it is. Is that from the inside or underneath?

It does look like the damage is fairly extensive if you have that level of holes. Repairs could be anything from pop-riveting metal over the holes to cutting the rotten material out, welding in patch panels, and finishing it.
 
This picture is looking at the passenger side rocker from under the rig. The line crossing the picture is the fuel line. I have another picture that is zoomed out a bit more. Looking at the other night what is rotted out is the bottom of the rocker..but no way of telling how far into the floor it goes. I think a inner/outer rocker replacement on each side would solve the problem, I am worried about them being able to match the paint afterwards though.
