Help with rust

Considering buying this 02 Landcruiser, but would love yalls opinion on the undercarriage rust. No issues in door jams or rear window.

Any blink thoughts? Huge red flags?

Thy are asking 10k and it has 168k miles.

It's got Michelin LTX tires which are about $900 at Costco (because those are what I just had put on a couple of months ago). I am in Ohio, so mine has similar rust underneath and had to replace exhaust past the cat converters. The one major area that I didn't seriously enough was the rear hatch rust. It is eating it up like crazy back there. Just make sure you put on lots of PBlaster on bolts or they will shear off due to rust. I know because it has happened a couple of times on me. Obviously, try to talk up the rust to try to get price down. Honestly, I would look out west due to the rust issue. I bought my 80 and 40 sight unseen on Mud, and there is not one spot of rust on the 80. Literally - none.
 
I paid a little more than that 2 months ago for a 98 LX with 151k on the clock and 0 rust here in TX. While the rust on that doesn't look terrible at all to me, I'd consider a Southern or Southwestern cruiser/LX. I think $10k is a little rich for what I'm seeing in those photos.
