Might as well check with all available channels.
I'm looking for a place to buy, a house on a property that will allow me to build a good sized shop on (40'x40' or more). Here are the details:
lot size needs to be around .75 acre or more (to allow the shop build size)
house can be small, require work, etc as long as it is something that isn't a total write off and I can realistically move into and live in while working on it.
Somewhere in Maple Ridge/Mission, but not past that.
Right now, I can pull off around $325,000 so I'm sticking to that.
I know it will be hard to find a place for that amount, but I'm willing to wait.

If anyone knows of anything let me know, thanks
 
One of many ideas is to build a shop with living quarters on top and eventually build a separate house.

That's a really good idea. That would allow you to get property with no house or a old grow opp house (lots in mission when I was looking). And tear down the house to build a shophouse. I have seen some very nice houses like that in my travels. Ambulance shacks are usually built that way and offer massive shop space and ample living quarters.

Best part with a shophouse is you can install a fire pole :) Works great for those fleeting late night brain storms.

This is of course all subject to building codes municipal approval.

First thing to find out your max building footprint( shop+house) which could be a % of total lot area - like Kelowna or in Saanich where I used to reside as a BC Ferry hostage-- the outbuildings (shop or detached garage) is percentage of the house square footage. This one is very restrictive.
I looked at 25 houses in Kelowna and most had too small of a lot to build a good size shop or they were hanging off a cliff which was cost prohibitive to engineer a shop. footing. I ended up buying in a fairly unique subdivision south east of Kelowna where the lots are all 0.4 acre - allowing a good size shop to go in - WITH vehicle access (many had the lot size but the house blocked access to the back or the lot was irregular in shape..

Call the planning departments of the candidate municipalities and they should tell you over the phone what you can do with various lot sizes. Also beware of floodplain land often cheaper for obvious reasons - they have various flood probability maps available if you want to double check land near a watercourse in BC.

Hey guys, thanks for the input, I did a bit of research into it and if I buy just a property it does not apply for a regular mortgage, it requires a builder's mortgage or a regular loan. Those require a different downpayment % and have different rates. Following that you have to get all the permits, all the utilities delivered (if they have not been or are not close) and then build your structure. So a property that is $200,000 with nothing on it turns into $300,000 in no time and that hopefully gets you everything you need but it is subject to a different loan type. As for the properties east of Mission, that's pushing me out too far, Deroche is definitely too far, and that property listed there for $200,000 is worthy of a bulldozer (already looked at it) and is not a fixer upper. I did come across one place and made an offer today, hope it works, but if not I am still looking. I'm staying away from the floodplain (which there is a lot of in Mission) and trying to keep to higher ground. Came acroos a couple places already listed but all turned out to be ...not even close to potential. If I buy property/house in the city I am very much subject to bylaws and putting up a shop is very hard. The more remote I go the better chance I have of getting more freedom.
Glenn, love the property and the houses but it will make the commute to Abby very long ;)

When I was looking for a house I came upon several "for sale by owner" sites that may have something for you.
 
Avoid properties that size with creeks, swampy areas and ponds, you won't be happy when it comes time to get permits to build. Be cautious of bare land for good prices, there is usually a reason they haven't already been developed. The district of mission website has a mapping page that shows their drainages. Any land with water within 30m of your development footprint (including creeks outside your property lines) will require enviro assessment work. There are tree clearing bylaws there as well that you may want to keep in mind. Other than that good luck with the search, some really nice acreages out there.
 
So, anyone know how I can get internet (other than satellite) in north Mission where neither Telus or Shaw apparently have service? I have a land line for phone (which is strange that I wouldn't for internet).
One potential I'm looking at seems to be a bit remote...
Satellite internet is looking like an option ...kind of slow though...

Are you saying there is no cell coverage? If there is no high speed but 3G cell coverage, you can use your phone as a hot-spot. I use my Blackberry (yes, many of us still have these) as a Mobile Hotspot (they copied it from Apple) and it works reasonably well. Handy in a power outage when the land line internet goes down (like last night).

'Course you need a data plan for this kind of thing but costs are reasonable. Satellite rates aren't bad either these days.
 
As far as I know, neither TELUS or Shaw offer internet through satellite. My girl Tracy is in rural Alberta and would be willing to pay just about anything for high speed, she uses TELUS for TV and phone (both satellite) but they don't offer internet, same for Shaw. She found a company that is using microwave towers, her speeds are like 256, hardly even close to high speed, but better than nothing. She uses her TELUS hot spot, but it gets very expensive quickly if you do any internet surfing at all. I use on average, 6-10 Gb's a month, that is a cell phone bill I would not want to pay. I did a quick search on TELUS' and Shaw's site, no mention of satellite internet. I'm sure it's available, but I bet it would be cost prohibitive
 
That particular property has no cell coverage at all, there is cell service, but not 3g (or anything other than basic) about 1.5kms away from the house ;)
The only feasible option ifs going to be satellite internet, with plans ranging from $60-80/month.
There is a land line there but that entire neighborhood has no coverage from any providers.
 
Good points Glenn.. Interesting. I have a variety of satellite communication equipment but cant see how it would be close to 'sane' in terms of cost.
 
I've got friends and family that live a long ways from Telus or cable internet or cellular internet service. They all are using http://www.xplornet.com/. It is not near as fast as the others but it works. Mat, I presume you were looking at their 10.0 Mbps plan. 20 GB/month should be enough unless you stream a lot of video.
