Is this frame/underbody treated with something?

Got some pictures of a 2018 LC200 for sale in Montana, I got pictures of the frame and underbody.

In some parts of the pictures I can see clean black frame but then other parts looks like they're covered in something. Is it protective coating or something bad like corrosion?

I can't go see it because it's too far away. Any help identifying what that stuff is would be very much appreciated. Thank you very much!

It looks to me like some sort of rust preventative goop like wool wax that is caked with some light dirt. Except for the engine under covers, which have some light rust, I don’t see heavy corrosion anywhere. You can even see the goop on the rear airbags that have been installed. One place that always gets rust crusty is the gas tank under cover and the small area visible on this one looks good.

Thank you for that info Sandroad. I didn't even catch the rear airbags because I was focused on the goop! I'll have to call and ask about the airbags. Other pics show mods like sliders, Ikon wheels, and an ARB roof rack.
 
Also looks like it has the DrKdss rear track bar relocator bracket
 
yes could be fluid film or wool etc. i would get under there and scratch with your fingernail to make sure it's not rubberized coating. fluid film will come off like a greasy layer if relatively new or greasy/powdery cake if it's been on there for a while.
rubberized undercoating would be a red flag for me and require more assessment.
 
thanks everyone for the answers, much appreciated. I learned a lot more about buying used LC's. I'm passing on this particular LC because of other major issues with it...totally unrelated to the question I asked here.
