so my landlord stopped by the shop to pick up the rent check & when he was here he told me that i might need to start looking for a new shop. so my question to ya'll is because i am going to have to move (not sure when right now) should i move N, S, E, W and were abouts. i am thinking north Austin. but it's really up to what ya'll think.
also if any one out there knows of a nice place for lease please let me know. i am now in a 5000 sf building. i could go bigger or small as long as the price is right. as ya'll now we only charge $65 an hour so i really would like to keep it like that. i now most shops are $85 and up (way to much).
thanks guys for all the help.
Edwin

Not south- traffic s brutal crossing the bridges. Another vote for North/NW Austin, Cedar Park, Round Rock, G-town, etc. I think most people would drive a little farther to keep that hourly rate low though.

WHy do you have to move? Maybe better for an offline discussion.

I don't mind North Austin, just not too far North or East. But Hey! You go where you find a place...I'm with David, Hutto would be a stretch for some...

Love the Hancock idea, an even shorter walk from my house! I'm in for not too far south as well but maybe you should look at the zips in your customer list and let that influence you.

Tucker, the tub move is ticking now.

I vote Lago Vista.... But I know that won't happen.

It's been at least 9 years, but I used to rent a spot off pond springs road that was priced fair. Behind the car wash about half way down the road. It's been a long time as I mentioned and I have no idea if it's even the same owner group.

I'll check with a friend of mine that used to rent at 620 and Anderson Mill as well to see what kind of prices he was paying.

I'm up and down 183 in Leander and Cedar Park frequently so I'll keep an eye out for shop space as well. I know that's probably a little further west than you want to go but it's always worth checking prices.

Try to stay Central if you can. South of the river is a true PITA.

i talked to guy that has a shop near La frontera(?) plaza. he wants to owner fiance it but he is wanting $1,050,000 (my bad) thats way more then what i paided for my house so i don't think thats going to work & i think it's to far of a drive for most folks. would Howard ln area be to far for most of ya'll? i think i could find a place near there. i wish i could stay here for ever but the landloard sold the land & there going to build townhomes :>( . thats why we are going to have to pack up and move. i think i have a few months but i don't want to wait until the last min. Kelly we don't take people's address's when we write up work orders but man i wish i did now. i knew a guy that owns a shop and he told me thats how he does it. but he also use's that info to bill out. so if you live in westlake you would pay more for the same repair as a guy that lived in east austin. i think thats BS. but he seemed ok with that. i guess that why we never took the info not that i would do that cause we charge by the book time.

i will keep looking. there is a place across for Amy's ice cream here on Burnet rd. that i would love to move into but i can't find any info on it. the building has been closed for about 5 years. it looks like a really cool place. i want to stay as close to central as i can.
i will keep ya'll posted if i find some thing.
Thanks ya'll

Talk to Mauricio. He might know of some shop space near his businesses on Howard Lane.

$106k doesn't sound too bad to me if you're going to buy.

dave he is asking $1,050,000 not 106k my bad. i don't know what i was thinking? but it's still to far north i think.

Million here and a million there and pretty soon you are talking real money.

Austin isn't that big of a town. If we were all in Htown, I can see where locating on one side/end of town or the other would make a difference, but not here.
