This is a good forum for getting a wide variety of opinions. When it comes right down to it; there are several variables that will dictate the selling price. How much time and effort you want to expend getting to most value. How long are you willing to wait. How you intend to market it. The quality of your presentation. Your level of negotiating skill. Your willingness to invest money to make repairs and eliminate objections, etc.
