I've been watching the same year LXs for a while now. I've not seen one I want (white, no rust, well cared for, 50-75k miles) go for less than $45k until very recently. If you aren't as picky as I am, $40k seems possible now.

I think I'd put a self tapper through the meat of the seal (not too deep!) and pull it out using a pair of vice grips.
Be careful not to damage the bearing surfaces. It could be just the photos, but I'd think twice about using that puller any more.
