What can anyone tell me about this area?

Someone I know from out of town is looking to buy some investment property. They asked me about this particular house and area:

hmm.. looks ok.. im no expert either, but i could have our appraiser at the office pull a comp check on it.. Duplex's are hard to value.. My recomendation is for anyone buying invenstment type houses is to do it down south.. With the Expansion of Ft Carson housing values should be pretty good in the next 5 years..

and there are more listing right now than EVER!! its a buyers market, Low ball them on the offer! they may have had it on the market for a while, and just want to be out..

That is an excellent location; especially for rental property. It is about 4 blocks from Memorial Hospital and the Olympic Training Center. Many of the staff at the hospital would probably really like to have a place like that. Especially, when many of them have to get to work no matter what the weather is doing. Oh yeah, it is also pretty close to the Gazatte's offices and a couple of other large places on Pikes Peak.
