Similar here but it's all rolled into one tax bill and the check goes to the city or township and disbursed from there. There's about 6 different county things, the school district, several city things, in some towns the fire department is an autonomous taxing entity, etc. Plus state income tax.

We cut separate checks to several of these taxing authorities. Only a couple of them are stacked into one. But, thankfully, when we bought, we put down enough that we were never forced to play the PITI game. We don't need to escrow the tax/insurance money. We just write those several big checks at the end of the year . . .

one of the problems with mine (other than blown engine and transmission) was that it was so light that it slid off the road a couple times because of that- once when I had came to a complete stop on a snowy road, and once when I was driving on a muddy road with a slight angle to the side. I had to drive over a tiny tree to get out of that one. If I had tried backing up, I could have rolled it.

I expect the property tax rates here are significantly lower than Houston. They are lower here than they were in Illinois in the Chicago suburbs and in the Portland area. But they seem too high for this small town, semirural area, and that is despite all the property tax reform laws that limit its expansion.

Yeah no PMI here - that's crazy to pay for that shit.
I chose to escrow the taxes and insurance - the only cost is opportunity cost and I get the impression that the city clerks don't like dealing with the individual property owners - they are really mean and make you jump through a lot of stupid hoops to pay the taxes and won't communicate with you - probably it's slightly more work for them compared to dealing with the bank and it cuts into their cigarette breaks and interweb surfing time at wr0k. I did the taxes and insurance myself for the Witch Lake property for two years and then said fuck it and asked the bank to set up the escrow.

A very unscientific observation of the front forks on Mustard appear to have the leak lessening quite a bit. About half an hour ago, I rode over to the Vet to pick up some food for Trixie and I parked in front of the house after I got back (for it to cooldown). I just went to put the bike away, in anticipation of pack out to head to BFE and the right fork is practically dry on the outside where before, there was a noticeable drip line and a tiny puddle on the ground. This time, no puddle and no drip line. Maybe the Stop Leak stuff is wroking . . .

I've had to deal with then a few times--they are the same here. They feel the less interaction with the public, the better.  Then again, could you imagine being in that job, and having to deal with all the folks complaining about property taxes?  Fawk, I'd shoot myself.

We handle all those taxes by mail--never in person. They send out a bill and we cut a check. What I hate about escrowing the money is that it's not their money until it's due. My wife the CPA is a strong believer in the time value of money and will not fork over payments until they are due. It has served us well.
If I recall correctly, when we bought, you were forced to escrow the taxes and insurance unless you could cough up a downpayment in excess of 20%. We worked hard so that the rule would not apply to us.
