Two years ago without the trailer I got 19.5 mpig as peak mileage which translates to just over 16 mpusg. I was trying very hard to get to 20.
I was at 15 over the Rez.....

some PO made sure that the odometer works correctly with the larger tires [there is a gear that one can switch out for the correction...]

anyway, Michael and I just yesterday night were congratulating ourselves again on buying a truck where all the mods were done right someone spent big money in the day

that's what I figure

for those Nebraskans that may have an interest in the house already (locals), the price will never be cheap enough they can't be the target audience anyway

I don't think there is a whole lot of buying going on at all

yup, pretty much May through middle of July is prime season in Omaha - what hasn't been sold by then has a low chance of selling later in the year; we will only list for that time.....

I was getting amazing mileage. I peaked at 19.5 mpg for one stretch. I actually thought my fuel gauge was broken.

I think the correction on mine is around 4-5% and I corrected them. Something to do while driving to keep the mind active.

Only $5, but Container Store sells these little nylon shopping bags that go on your keychain:

The Container Store > Shop Totes & Briefcases > Small Nylon Shopping Bag

The bigger, prettier one is $8:
The Container Store > Shop Totes & Briefcases > Large Floral Shopper Bag

I don't mind that at all thanks for the input

the proverbial white elephant: nice house surrounded by smaller cabins that are either renovation-worthy or have been renovated to the max that the permits would allow (our house was one of the first to undergo this when they were more lenient with the permits and thus ended up with much greater square footage)

we knew when we bought the house that it would take time to sell - it's a complete custom that needs to be appreciated.....it took our PO more than a year to sell it, and he lost big time on it (he was the one who gutted and rebuilt it without regard to cost)

it's also in a semi-rural area that not even many Omahans know about

the problem is really that comps are hard to come by without market movement at all

I'd like to see someone express some interest for a change - last year we had like 5 visits altogether, and one of that was another realtor who wants it on the cheap for himself and from what I understand, 3 did not buy anything else, either - they were just curious to get inside, I guess (none of them from out of town), and one party bought a rural spread of many more acres (husband won out over wife in determining type of property - price would not have mattered there)

I am fully prepared to consider the possibility of making it a summer home and spending more time there while writing grants and papers (now that I have better read of the new boss here and how this institution functions.......)

for sure a lot less humid than BTR

plus, many people who retire to AZ (as we plan to do eventually), keep a summer house in the midwest or get one - well, I have one already
