noice. Did you adjust that for your tires? many miles of highway mileage marker tests shows that my odometer is exactly 5% under with 285s. You may be close to 17 mpg and not know it...

Two years ago without the trailer I got 19.5 mpig as peak mileage which translates to just over 16 mpusg. I was trying very hard to get to 20.

Toyota truck guy had a scheiße rebuild done on the engine, then had to replace the head. He said it blew a headgasket the other day on the way up to the foothills.

if you don't mind waiting another year then, given how dead the market has been, I would leave it off the market and wait to see how the market unfolds. typically the housing market heats up in the spring and peaks in early summer because that is when people with school age kids prefer to relocate. by early summer people with kids who want to buy a house that year and get relocated before school starts in september are starting to panic if they have not found what they want. therefore, wait until early june to list.

Agreed. If you're priced too high, buyers will not even bother to look and then lowball.

We listed at 389K, had a full price offer, they backed out. We relisted at 399K, crickets. We dropped the price to 379K, traffic picked up, two offers; one at 379K within a day.



Consider the asset will likely continue to depreciate and you'll need to keep paying taxes, insurance and maintenance. Compare that to the return on other investments. What's your opportunity costs when having the equity sit there and decline?

reusable toilet cloth?

there are plenty of ridiculously high priced organic versions of staple foods out there that most people would never spend the money to try out.

y'all have no idea what a messy garage is until you see pics of my familys garage..... 4 cars stuffed into a 3 car garage, two of them have parts pile up to the ceiling on them, and between them. The other two have a bit of space cuz one is being fixed the other is just a cool collectible Porsche... Then behind that is some work benches covered in parts and tools and a buncha tool cabinets filled with tools and parts and a few old motorcycles. ummmm well theres a lot more too....our rafters are filled with stuff too....a picture would be best but....
